Selling a home isn’t as simple as planting a sign in the ground any more. Toronto Star reporter Mark Weisleder cites seven reasons why your home may not be selling.
1. Good photos matter. Pictures and videos matter. Make sure all photographs are taken by professionals and not just through an iPhone filter.
2. An MLS listing isn’t enough. There's probability in numbers, so your home not only needs to be on the Multiple Listing Service but also on social media, sent to other real estate agents, prospective buyer databases, foreign buyers, and whoever might even have an inkling to buy your home.
3. The price isn’t right. The longer a house sits on the market, the more likely it is that people will start wondering what is wrong with it.
4. Buyers can’t get in to have a look. The more prospective buyers that get through your front door, the higher the chance that you'll receive an offer.
5. Your timing is wrong. Real estate is cyclical. People tend to actively buy in the months between April and June. Families avoid moving in the middle of the school year. Many people take vacation time during summer.
6. The house has a stigma. If there are things outside of your control, like a lot backing onto train tracks or a processing plant nearby, either figure out how to address it or adjust your price. If your neighbours know about prior problems with your home, like a previous basement flooding, be upfront and tell buyers in advance.
7. You have the wrong agent. Your first question should not be, "how much do you charge for commission?" but rather, "why should I hire you?" Ask about marketing plans and social media presence, and above all, get references.
